Hyderabad Surpasses Mumbai to Become the Country's Number-1 Real Estate Market
Hyderabad, the major IT hub of South India, has made a significant shift in the country's real estate market by surpassing Mumbai. Between 2021 and 2025, residential property sales in Hyderabad amounted to ₹4,77,977 crore, exceeding Mumbai's sales of ₹4,51,811 crore.
According to the report by real estate data analytics firm CRE Matrix, Hyderabad has become the most valuable and attractive housing market in the country. During this period, the number of high-income buyers increased in the city's western corridor areas such as Gachibowli, Hitech City, Kokapet, Manikonda, and Nallagandla due to the expansion of multinational companies, IT hubs, and global capability centers.
Dr. Ehsan Khan stated, "This major IT hub of South India is now leading the country's top real estate markets." He added that there has been a significant surge in demand for premium and luxury housing. The total sales value has increased tremendously due to larger flats, gated communities, and villa projects.
Additionally, the Outer Ring Road, improved connectivity, and new infrastructure developments have accelerated the city's real estate growth.
